Excavation, backfill, rough grading and seeding on .92 acre.  NOTE – We will not re-grade and re-seed any swell or drainage ditch that the developer has had inspected and or approved by the county Municipalities.

Formed footers (20"x10"), reinforced with 1/2" rebar.   8" & 10" thick poured walls, 7'-10" high.  Short wall 40" high.  One coat of foundation coating applied to outside of basement wall.  All concrete is all least 3,000 psi. when poured.  Perimeter drain installed on the inside of footers with sump pump provisions taken.  There is 1 foundation window and 1 basement Egress window system installed in basement.  Steel "I" beam is 8 X 18lbs with 3 ½” columns welded..

Cement flatwork - at least 7" of 2-B gravel and 4" of reinforced cement, 6ML plastic for vapor barrier.  Garage 4" reinforced.  3-foot wide front sidewalk is included.

2"x10" floor joists, LPI 2”X14” LPI36 floor joist above garage area, 16" OC, 2"x6" exterior walls, 2"x8" ceiling and 2 x 8 &2 x 12 roof joists, 16" OC and 3/4" T&G advantex or 3/4" T&G Top Notch by Louisiana Pacific which offers a 20 year warrantee, decking is glued, screwed and nailed, , 7/16" OSB board for sheathing on walls and 1/2" CDX fir( 4 ply) on roof. All wood is #2 or better and Hemp or Douglas Fir.  No.3 is never used. All wood has a dry rating

Roofing - Self-sealing 30 year Tamko or Elk dimensional shingles, fiberglass.  Ridge & roof vents, Ice & Snow shield is installed.  

Marvin’s Integrity High performance, LOW E with Argon gas, wood-Ultrex clad windows with screens and Grills.  Therma Tru, 20 year limited warranty, insulated, Smooth-Star fiberglass entrance doors. 

4 Paneled interior masonite doors.  FJ Trim- Paint grade, 3 ¼ " window & door & and 4 ¼ " base trim, colonial style.   Stairs have Oak treads and pine risers with pine stringers.  Oak handrails with painted balusters.

Manufactured Quality Stone veneer with Sono Wall Stucco on the front of the home and Heartland .044 panel thickness vinyl siding on the sides and back of home, vinyl soffit and aluminum fascia panels, vented soffits, gables & roofs.  Seamless aluminum gutters. Shutters will be installed only in front.

Drywall - glued screwed and nailed, tape, speckled and sanded.  Inside - 1/2".  Garage - 5/8" fire rated in common with house walls and overhead house area all else ½ “.

Floor covering - Both carpet & vinyl to be from builders selection –

  • Tile - in All three baths, Kitchen, Breakfast & Utility rooms.
  • 2 ¼” Oak hardwood - Clear natural finish - one sealer coat and 2 final coats of finish. Foyer and dining room
  • Carpet – Mohawk - Kids At Play.  All other rooms.

Paint to all walls and trim.  All the same color.  Paint is applied to all surfaces with a sprayer and then the walls are back rolled with a roller pad.  Walls have one thick coat and trim has two coats; one flat, one semi gloss.  .  Garage is not painted.  NOTE: because the walls are sprayed, inside corners tend to have a thicker coat of paint causing small cracks in the paint that are visible.  The only way to avoid these cracks is to hand roll two coats to the walls.  If you desire your walls to be hand rolled, please ask for a quote.  The cost is usually 60 to 70% higher.

Kitchen Appliances - General Electric JVM1741SM microwave/hood combination,  30” Free standing Self Cleaning  electric Clean Design, ribbon heating, with warming drawer, Range JBP81SL and a GLD6860N - GE TALL TUB, Quiet power Dishwasher. All in stainless steel.

Kitchen has CUSTOM RAISED PANEL OAK CABINETS with Granite (Golden Butterfly) tops.  Four soffit lights above base cabinets.  The kitchen sink is an Elkay, double sink, UNDERMOUNT Stainless Steel (ELUH311810) www.elkayusa.com  with one handle faucet that has a pullout spout, which includes 59” of hose. Master bath (Garden Bath) Culture marble, two bowl top in 72" Custom vanity, 48", one piece, fiberglass shower with an opaque glass door and a 60” x 42” fiberglass whirlpool spa soaking tub with a Delta classic garden roman tub faucet  #2705 trim kit.  All vanities have Moen 4621 faucets.  All shower and tubs are made by AKER, and Toilets by Gerber #21-302 (Ultra Flush two piece pressure-assist toilet (round front).  (This toilet is a rated #4 with Consumer Reports) Bathroom showers have temperature regulated Moen faucets 3170 Moentrol.  All sinks are cultured marble bowls, Custom made vanities with ¼ “ panel doors.  42” Mirrors above all vanities.

O. A. Smith electric 80 gal.  hot heater.  1/2" & 3/4" Copper L-gauge waterlines are used inside.  Two outside faucets are included. 

Insulation - R-40 blown-in ceilings, R-19 in walls, and R-13 in skirting of decked floors, basement ceiling = R19.  Basement is unheated but 4 ducts are cut in for the basement when you finish it.  Tyvak wrapped home.  Windows are about R-3.8  (U-35).

Heating – CARRIER 25HNA648   4-ton High Efficient Comfort Heat pump with a SEER of 16.0+.  This one zone system has a Variable speed blower with two-speed compressor, Humidifier, and a programmable thermostat.  We use metal ducting wrapped in insulation not fiberglass ducting.  : Infinity Heating and Cooling System.

Majestic Insta-Flame DV-36 direct vent GAS fireplace with hand held remote control.  3-piece marble surround with wooden mantel surround installed in great room.  Marble Flush hearth.
