Harlan Homes Standard Specifications Sheet

All warranties passed to owner. Two-year structural guarantee on home, normal cement cracks excluded. One-year on all else. Lawn washouts and other acts of God are excluded from this guarantee. We WILL come back one year after you settle on your home and perform repairs from the house settling and the wood drying out.

 

• Excavation, backfilled, rough grading and seeding.  NOTE – We will not re-grade and re-seed any swell or drainage ditch that the developer has had inspected and or approved by the county/city Municipalities.

• Formed footers (20" x 10"), reinforced with 1/2" rebar.  8" & 10" thick poured walls, 7'-10" high. Short wall 40" high. One coat of foundation coating applied to outside of basement wall. All concrete shall be 3,000 p.s.i. Perimeter drain on the inside of the footers will be installed. There will be windows installed in basement foundation as per plan.. Steel "I" beam is 8X18 lb.  The steel “I” beam shall be welded to all columns that support that beam.”)

• Cement flatwork - at least 7" of 2-B gravel and 4" of reinforced cement, 6ML plastic for vapor barrier. Garage 4" reinforced. 3-foot-wide front sidewalk is included.

• 2"X10" floor joists, 16" OC, 2"x4" exterior floor main load bearing wall shall be 2x6 wall. 2"x6" or 2"x8" ceiling and roof joists, 16" OC and 3/4" T&G Top Notch by Louisiana Pacific which offers a 20 year warrantee, decking is glued, screwed and nailed, 7/16" OSB board for sheathing on walls and 1/2" CDX fir on roof. Our framing lumber and trim packages come from Moyer Lumber & Hardware. http://www.moyerlumber.com

• 2 x 6 exterior walls - All wood is #2 or better and Hemp or Douglas Fir. No.3 is never used. All wood has a dry rating.

• Roofing - Self sealing 30-year GAF Wood Line dimensional or 25-year 3 tab shingles, fiberglass.

• Andersen high performance Narroline vinyl clad windows OR Marvin’s Integrity High performance, LOW E with Argon gas, wood-Ultrex clad windows with screens.   Grills can be added.

• Therma Tru insulated fiberglass “Smooth Star” entrance door.  http://www.thermatru.com

• 6-paneled doors are inside. FJ Trim - Paint grade, 2-1/4" window and door and 3-1/4" base trim. Ranch or colonial style.

• Heartech, 044 panel, Vinyl siding, soffit and aluminum fascia panels, vented gables or roofs. Shutters will be installed when print calls for them. Brick or manufacture stone on front of home. Choice of colors.  http://www.heart-land.com 

• Floor covering - Both carpet & vinyl to be from builders selection –

  • Tile - Choice of colors.  Allowance of $3.00/sq.ft.* (as of 1/2007)
  • 2 ¼” Oak hardwood - Clear natural finish - 1 sealer coat and 2 final coats.

• Drywall - glued, screwed and nailed, taped, spackled and sanded. Inside - 1/2". Garage - 5/8" fire rated in common with house walls and overhead house area, all else 1/2".

• Two coats of paint to all walls and trim. All the same color. Garage is not painted.

• Kitchen Appliances Kitchen Appliances - General Electric JVM1650WB microwave/hood combination,  30” Free standing Self Cleaning  electric Clean Design, ribbon heating, with warming drawer, Range JBP81  and a GLD6800N - GE TALL TUB, Quiet power Dishwasher. * (These appliances may change to your preference)   http://www.ge.com

• Kitchen has CUSTOM OAK OR BIRCH CABINETS. Choice stains, hardware and Formica top. Alternatives available. An island and soffit lights may be included, stainless steel double sink with Moen 7310 faucet/spray and garbage disposal (with city sewers only). Refrigerator water hook-up included. All interior faucets are chrome.

• Master bath (Garden Bath) Two bowls in 60" vanity, 36", 48" or 60" shower with glass door and whirlpool spa soaking tub. Ceiling can be vaulted with large Andersen sky light. All vanities have Moen 4621 faucets. All shower and tubs are made by Aker, and Toilets by Gerber (round front). Bathroom showers have temperature-regulated Moen faucets 3170 Moentrol, sinks are cultured marble bowls, custom vanities with applied molding to doors.

• O.A. Smith electric 80 gal. OR Bradford-White 50 gallon gas hot water heater, 1/2" and 3/4" L-gauge waterlines inside. To help maintain pressure, either one 3/4" or two 1/2" lines, will be used to carry water to second floor. Two outside faucets. The utilities hook-up included.

•  Insulation; R-40 blown-in ceilings, R-19 in walls, and R-19 in skirting of decked floors, basement ceiling = R19. Basement is unheated. Tyvak wrapped home. Windows are about R-3.8 (U-35).

• Heating – CARRIER - High Efficient Comfort Heat pump with a SEER of 14.5.  Variable speed blower. We use metal ducting wrapped in insulation, not fiberglass ducting. Once again, you may prefer oil or gas heat.  We will install your preference.

• Majestic, (Insta-Flame) DVRT36 direct vent GAS fireplace with hand-held remote control. (www.Majesticproducts.com)   You may prefer a wood-burning fireplace instead.

• 200 amp service. All electrical work is done in accordance with local and national codes. Most of the homes will include 5-7 recess lights. All showers will have a GFI recessed light.   All homes include 5 TV and phone outlets. Phone lines are Category 5 rating (for better computer downloading), front and back outside receptacles are to be included. Additional standard recessed lights = $110.00, smoke detectors as per code, 1 door chime, and each bathroom will have exhaust fans. 

• Tyvek wrapped home. Radon precautions are taken. (Radon system is vented through the roof. For an additional $500.00, we will finish the system.) Sump pump provision.

• Driveway is paved.  Cost can vary widely for paving.  Cost is determined by the total sq.ft of your driveway.  Carriage House International http://www.chiohd.com insulated steel garage doors with no windows. Pre wired for an automatic opener.
